Replace and Correct Roof 44

Semper Fidelis Construction & Development performed roofing and exterior system upgrades at Building 44, replacing aging roof systems and improving long-term weather protection for the facility. The project addressed existing roof deterioration and drainage issues while ensuring the building remained protected from water intrusion.
Our team removed the existing rock-ballasted and fully adhered EPDM flat roofing systems down to the metal deck and installed a new fully adhered Thermoplastic Polyolefin (TPO) roofing system across approximately 9,500 square feet. The new system included improved roof slope to promote proper drainage, new TPO-style roof drains with overflow protection, expansion joints, flashing integration with the existing exterior wall system, and replacement of plumbing vent boots and caps. Walk pads were installed to provide safe access from the roof hatch to mechanical equipment, and unused roof penetrations and curbs were removed and sealed to maintain a watertight roof assembly.
Additional work included replacement of the pitched roof system with new concrete tile roofing and installation of new copper gutters, downspouts, and flashing to match the building’s historic architectural design. The project also included installation of an upgraded lightning protection system compliant with NFPA and UL standards, along with a new hatch rail safety system with an electric lift to assist maintenance personnel with roof access and equipment handling.
Upon completion, the entire roofing system and components were water tested to verify proper drainage and leak protection, and all work was delivered in accordance with applicable building codes, industry standards, and federal facility requirements.
